If you are thinking of buying any property, for your protection and best interests, we recommend that:
- You seek independent professional advice before signing an agreement (including legal advice) forward the LIM, Title and Auction, Tender or Sale and Purchase Agreement to your solicitor (conveyancer) and Lending Institution. If the property is Unit Titled there will be a Pre-Contract Disclosure Statement on display.
- You have a professional advise you on all relevant aspects of the property including the title, Land Transfer Amendment Act 2015 & Tax Administration Amendment Act 2015, council records, plans boundaries and arrange a building report on the property by a Certified Building Inspector.
- If you are purchasing as a “TRUST”, please note all Trustees must be present when signing the Auction, Tender or Sale & Purchase Agreement documents, otherwise “Legal Authorisation” must be presented in writing that states “WHO” can sign on behalf of the other Trustees, and “Primary ID” (e.g. Drivers License or Passport) is also required when completing any sale agreements.Due Diligence:
